With the recent reactions to the Tilly Jane A-frame reservation/fee system it's apparent there's a need to inform about the repairs and improvementst planned and needed for the Tilly Jane structures. Hopefully, individuals who have an interest in the future of Tilly Jane can help provide resources and/or offer their assistance with some of the following.
General
- Each year generous amounts of firewood need to be stocked at both the Guard Station and the A-frame. Despite the huge amounts of dead and downed trees in the surrounding Gnarl Ridge Fire area, the cut and split firewood needs to be brought in. The cost for this Fall's restocking was $1250.
Guard Station
- This year's repairs included: repainting the interior, replacing a broken roof beam, replacing/repairing the cabin drain and drainage pit, installing perimeter drainage, installing new steps to the wood room entrance, straightening the chimney cap, temporary repair to the kitchen stove.
- Next year we need to replace the woodstove (large cracks were filled with stove cement) and floor pad, strip the exterior lead-containing paint and prep/repaint, replace another deteriorated roof beam, and other projects.
Garage
- This year it was noticed the building was leaning toward the east (6" out-of-plumb) and the foundation is breaking down. Suing bottle-jacks we were able to reduce the lean by hald and installed temporary shoring timbers and shear wall bracing. We now have fair confidence the garage will make it through this winter's snow-loading.
- Next year it will be critical to replace the foundation and replumb the building. The building also requires extensive restoration work and repainting.
A-frame
- This Fall's transition repairs cost $500.
- Near-term repairs and improvements for the A-frame alone are estimated to cost $30,000.
The use fees for the A-frame and Guard Station are intended to cover normal annual maintenance expenses but will not make a dent in the larger maintenance, repair and restoration expenses. We hope to apply for and obtain historic preservation grants to help offset some of these costs, but we will also require substantial public contributions and volunteer assistance to help keep Tilly Jane open and available to the public.
